‘The Inn’ Redevelopment

This is an informational page to assist in keeping the citizens of the City of Okoboji up-to-date on potential redevelopment of the property commonly known as “The Inn”. At this time, all drawings are conceptual and have been provided for information purposes only. Please check back on this frequently as information will be posted as it becomes available including drawings, notes, and future public meetings regarding the redevelopment.


On Monday, February 12th, representatives of Whitecap LLC appeared before the City of Okoboji City Council in an open session during a public meeting to discuss the potential redevelopment of The Inn property. Those representing Whitecap presented to the City Council conceptual drawings depicting their desire for the redevelopment of the property.

For the property located to the south of Lakeshore Drive the developer has proposed a subdivision of seven single-family residential lots. The subdivision into seven lots would include a proposal to the City of Okoboji to vacate Eden Street in favor of a cul-de-sac at the east end of Fairfield Street. Of the seven proposed lots, it was described to the City Council that Lot 7 would remain green space. The developer stated to the City Council that the remaining buildable lots would have restrictive covenants imposed to ensure more stringent requirements than the City of Okoboji Zoning Ordinance currently requires such as larger setbacks and added green space. There was also discussion ensuring that that public access would remain on the sidewalk running parallel to the lakefront as it has always been.

For the property located to the north of Lakeshore Drive, more commonly known as “The Inn Golf Course”, the developer has indicated that the entirety of this property (consisting of nearly 70.00 acres) would be dedicated as a park with paved trails and upgraded beautification of the area in its entirety. It was explained to the City Council that this property would be dedicated to a non-profit foundation which would both furnish and maintain the park in perpetuity ensuring no present or future cost to the City of Okoboji. This park would be protected by highly restrictive deed covenants to prevent any future subdivision of the land or structural improvements.

The representatives of the developer have stated that their goal is to protect the beauty and tranquility of the City of Okoboji, not only today but for future generations.
